Do I need to wait for my adjuster to come out?

Do I need to get several estimates?

You do not need estimates because the insurance company is going to determine their own price regardless of any estimates you get.

Your insurance company will give you or send you a "scope of loss" which explains the adjuster’s opinion of the value of your loss and what they intend to pay for those damages.

You need a separate damage assessment from an insurance recovery professional to see what their opinion of the value of your loss is and to make sure the insurance company is paying you for everything that has been damaged. If this is not done, you may find that you have been drastically underpaid. Prices can only be determined AFTER everything has been accounted for.

You can not keep any of the leftover money! An insured is prohibited from making a profit from a loss. It may be a FELONY to keep the money.

 HOW THE INSURANCE COMPANIES PAY ON CLAIMS

In most cases, about a week after the adjuster has assessed your property, you will receive your first check. This is most commonly called the ACV. (Actual Cash Value). This check should represent the actual cost to repair or replace the damaged areas only, minus depreciation. The age and condition of the property is taken into account when calculating this depreciation. After repairs have been completed, the insurance company will issue a check for the RECOVERABLE depreciation, provided the cost of the repairs exceed the amount of your deductible and the initial claim payment. The amount of recoverable depreciation will be based on the lesser amount of the adjuster’s estimate or the actual cost incurred on damaged areas only. There is a way to receive the total settlement payment WITHOUT depreciation. Many people never get the depreciation amount back because they do not understand the process or the contractor they chose didn’t follow the proper procedures.

Will my insurance rates go up if I make a claim?

NO. These claims are considered a catastrophe and your rates are not affected.

Will my insurance company cancel my policy if I make a claim?

NO. You cannot be cancelled for filing a claim especially if it was not your fault.

Can I wait to file a claim?

NO. Most insurance companies only give you a short time in which to file a claim and after that they are not obligated to fully indemnify you for your loss. You need to file a claim as soon as possible in order to ensure that you get prompt and adequate coverage.

How much will the entire process cost me?

The entire process will cost you your deductible amount, usually $250.00, $500.00 or $1000.00, but 90% of the time we can even help you with that.  

Will my insurance company give me more money if I spend more than they have given me?

 MAYBE! Your insurance company will only pay supplements on items that you can prove they overlooked.

You must get pre-approval from your insurance carrier before any work begins if you are going to spend more than they have offered.

(If you let us work with them, we will not let them overlook anything!)

THE INSPECTION

The adjuster will look at your property during working hours, so you probably won't be home when the damage assessment is taking place, which means you have no input in the matter. We ask that you allow us to represent you during the inspection. The adjuster will inspect your roof and exterior of your home for visible signs of damage only. In most cases the adjuster will measure out a "Test Square" (10' x 10') on different sections of your roof. If he can find a sufficient amount of bruises or breaks for each "Test Square", (usually only 7 or 8 are required) the insurance company will buy you a new roof.

  DISCREPANCIES

Most occur when the adjuster has not assessed the same amount of damage as us. Especially if  we were not present during the adjuster’s inspection. Whether it is for the roof, gutters, siding or other exterior or interior damages, something was just plain overlooked. Remember, your adjuster isn’t an installer so he/she may omit something that is needed to meet code requirements or something that they didn’t know was needed because they are not installers. This is another reason that we would like to represent you during the inspection. We will not let the adjuster miss anything that is required. In order to save you time off from work and the headache of the entire process, we ask that you allow us to represent you during the inspection process. We will work with your adjuster to determine the extent of the damage, clarify pricing and offer a repair price agreeable to the insurance company. All you pay in most cases is your deductible, and sometimes we can even help you with that.

CONSTRUCTION PROCESS

       1. Approval by your insurance company to perform the work. Pricing will be determined by the insurance company and House Mechanics through estimate negotiation.

       2. After being approved YOU will select material colors, styles, scheduling etc.

       3. We will order and deliver materials and begin work shortly after materials arrive.

       4. We will accept the FIRST check from your insurance company as a down payment and continue working until job completion.

       5. AFTER YOU HAVE APPROVED THE WORK AND SIGN THE "CERTIFICATE OF COMPLETION", we will invoice your insurance company for final payment.

My roofer/contractor said “NO DAMAGE”

Most roofers, contractors and home inspectors don’t know how to inspect for hail damage. Anyone can see severe hail damage because it's very obvious but, only a person that has had the proper training will be able to detect minor hail damage. Minor hail damage causes the same amount of damage to your home it just takes longer to show up.

My adjuster said "NO DAMAGE"

It is possible that your roof was the only one on the block that wasn't damaged. However, you are entitled to a re-inspection by another adjuster. So if you’re not completely satisfied with the results of your claim, don't settle. Ask for another inspection.

HAIL DAMAGE FACTS:   

    Hail may not show any immediate signs of damage to your roof, but it will GREATLY reduce it’s useful life.

    Without LARGE hailstones, Hail Damage will not cause leaks,...(yet). Hail bruises shingles and those bruises will progressively turn into holes,…(which WILL CAUSE LEAKS).
